Uptown has the most residential high-rises, followed by Victory Park, Turtle Creek and Downtown. Knox-Henderson, the Design District and Las Colinas have smaller clusters, and the Dallas North Tollway corridor through Frisco and Plano is adding new towers.

Base rent is only part of a Dallas high-rise quote. Add per-vehicle garage or valet parking, an amenity or technology package, pet rent, valet trash and any storage fee to compare buildings honestly. Ask for an itemized quote sheet before you apply.
Common mistake: comparing a tower's base rent with a mid-rise that includes parking. Once the garage fee and amenity package are added, the gap can be materially larger than the base rents suggest.

Yes. Brand-new towers in lease-up have hundreds of units to fill and routinely offer free weeks and waived fees. Stabilized luxury buildings advertise less but negotiate on parking, admin fees and finishes when a floor plan is sitting. Specials change weekly and are unit-specific.

How to Tour a High-Rise Like a Locator
- Ride the elevator at rush hour. Wait times matter more than lobby finishes.
- Walk the garage route from your would-be space to the unit.
- Check the exposure. Which way do the windows face, what is under construction next door, and what will block the view in two years?
- Ask about amenity hours and guest policies for the pool deck and lounges.
- Read the fee sheet line by line and confirm which fees are per unit vs. per person.
- Ask what the current residents paid at renewal. Lease-up specials rarely carry into year two.
