Most of the renters I place are moving from another state and have never driven Central Expressway. This playbook is the process we use with them, plus the mistakes that cost relocating renters the most time and money.

How Dallas-Fort Worth Is Laid Out (the 5-Minute Version)

DFW is two anchor cities about 32 miles apart with a ring of large suburbs between and around them. Dallas jobs cluster Downtown/Uptown, along the Dallas North Tollway (Plano, Frisco), in Las Colinas near DFW Airport, and in Richardson's Telecom Corridor; Fort Worth's cluster is its Downtown and the Alliance corridor to the north.

Step 1: Set Your Move Window (45-60 Days Out)

Start the active search 45-60 days before move-in. DFW communities release and price units 30-60 days ahead, so earlier searches produce lists that expire before you can act.

If your job start is fixed, work backward: lease signing 30-45 days before move, tours in the two weeks before that, shortlist the week before tours. If you must arrive earlier than 45 days out, a short furnished stay for the first month is usually cheaper than committing to a 12-month lease you chose from a screen.

Step 2: Choose Areas by Commute, Not by Map

Enter your office address and your tolerance for drive or rail time, then shortlist two or three areas. Let real availability in your move window pick the final building rather than choosing a neighborhood first and forcing a fit.

  • Test the commute at the right hour. Map apps at 8 a.m. Central on a weekday, not on a Sunday afternoon.
  • Decide on rail. If you want to ride DART, restrict the list to station districts; most of the metro is car-first.

Step 3: Get a Shortlist With Confirmed Availability

A useful relocation shortlist has 5-10 communities with units actually available in your window, the current special, the parking and pet costs, and honest notes from a recent tour. Listing sites cannot confirm the first item; a locator does it by phone.

Step 4: Tour by Video, Then in Person if You Can

Ask for a live video walk-through of the exact unit, then the garage route, amenities and street. Tour at the time of day you will be home. If you can fly in once, we group five or six tours into a single day.

Step 5: Assemble Out-of-State Application Documents

Have digital copies of a photo ID, recent pay stubs or a signed offer letter, prior landlord contact information and, for some communities, bank statements. Requirements vary by property; we tell you what each shortlist building asks for so you apply once.

  • New job, no local pay stubs: most communities accept a signed offer letter stating salary and start date.
  • Self-employed: expect to show recent bank statements or tax documents.
  • Co-applicants and guarantors: each person completes the application; ask about guarantor policies before you tour.
  • Application history: if anything on your rental history could affect approval, tell us first. We only show communities whose criteria fit, and we refer evictions or unpaid broken leases to a second-chance specialist.

Step 6: Apply, List Your Referral, Get Terms in Writing

Step 7: Coordinate Move-In Remotely

Schedule electricity (Texas is a choose-your-provider market in most of DFW), internet, parking assignment and key pickup before you drive in. If you arrive after office hours, arrange a lockbox or use our concierge.

Budgeting: What Changes When You Move to Texas

Texas has no state income tax, which changes take-home pay for many relocating renters, but electricity, car insurance and tolls are recurring costs newcomers underestimate. Build the full monthly total (rent, parking, pet rent, fees, utilities, tolls) before setting a rent ceiling.

Texas Lease Basics Newcomers Ask About

Most DFW communities use the Texas Apartment Association (TAA) lease. Expect an application fee, an administrative fee and a security deposit or deposit-alternative program; Texas law requires landlords to return a security deposit, less itemized deductions, within 30 days after you move out and provide a forwarding address.

  • Lease terms: 12 months is standard; 13-15 month terms are common when a special is attached, which shifts your renewal season.
  • Renter's insurance is required by most communities; proof is usually due before key pickup.
  • Concession addendum: if you take a free-rent special, read the repayment clause for early termination. See how specials work.
  • Early-termination options: many TAA leases include a buy-out clause; ask for the exact terms before signing if your job could move you again.
  • Move-in inventory form: document condition in writing and photos within the window the lease specifies; it protects your deposit.

If You Arrive Before You Can Lease: Bridge Options

If your start date lands more than 60 days before a realistic lease, a furnished short-term stay for the first month is usually cheaper than committing to a 12-month lease chosen from a screen. Some DFW communities offer furnished units or short-term leases at a premium; corporate housing providers and extended-stay hotels fill the gap.

Newcomer Logistics: Electricity, Tolls, Registration

Most of DFW is in Texas's deregulated electricity market, so you choose a retail provider before move-in. North Texas toll roads bill by license plate at higher rates unless you have an NTTA TollTag. New Texas residents have 30 days to register a vehicle and 90 days to obtain a Texas driver license.

  • Electricity: compare plans on the state's Power to Choose site; set the start date to your move-in day. Some communities bundle electricity; ask.
  • Tolls: the Dallas North Tollway, Sam Rayburn Tollway and President George Bush Turnpike are the commute routes for Plano, Frisco and Las Colinas; a TollTag avoids pay-by-mail rates.
  • Vehicle and license: registration through your county tax office within 30 days; driver license through Texas DPS within 90 days of moving.
  • Airports: DFW International (north between Dallas and Fort Worth) and Dallas Love Field (northwest of Uptown). Frequent flyers often shortlist Las Colinas, Grapevine or Oak Lawn for that reason.
